Retail Vacancy Rate in Northern New Jersey Climbed to 6.6%

With the rash of recent retailer bankruptcies and downsizings adding to an inventory that included unclaimed spaces from earlier failures, the vacancy factor in retail properties along northern New Jersey's six major shopping corridors jumped to 6.6% during 2008 from 3.6% a year earlier, according to R.J. Brunelli & Co., Inc. Routes 4 and 23 were the only roadways to show an improvement from 2007. While the six-county region remains one of the most vibrant retail markets in the nation, the firm warned that it could take several years for the vacancy factor to get back to customary levels. In its nineteenth annual study of the northern New Jersey market, the Old Bridge, N.J.-based retail real estate brokerage found 1.84 million square feet of vacancies in the 27.96 million square feet of space studied along the six corridors, with availabilities seen in 118 of the 808... In the spirit of leaving Las Vegas I started thinking about the transformation of Las Vegas from a desert oasis created by organized crime to a billion-dollar industry. How did big business and Wall St. push the mob out of Vegas? Movies and television shows, such as Casino, Goodfellas, and the Sopranos illustrate a side of organized crime that few rarely ever witness or have witnessed. Las Vegas was created by organized crime to service their syndicate with money laundering, prostitution, entertainment and schmoozing services. It worked splendidly; until it didn’t. Something changed and it created a landslide that eventually saw Vegas’ founders ousted and replaced with a larger, more powerful and adept landlord—mega-corporations. Fourth Quarter Existing-Home Sales Surge in Most States

Bergen County Real Estate News According to the latest survey by the National Association of Realtors (NAR), total state existing-home sales rose 13.9 percent in the fourth quarter, and are up 27.2 percent compared to the fourth quarter of 2008. Existing-home sales increased from the third quarter in 48 states and the District of Columbia, and year-over-year sales were higher in 49 states and D.C., with all but three states having double-digit annual increases. "The surge in home sales was driven by buyers responding strongly to the tax c redit, combined with record low mortgage interest rates," said Lawrence Yun, NAR chief economist. In addition, the national median existing single-family home price was 4.1 percent below the fourth quarter of 2008, marking the smallest price decline in more than two years.
